| Abstract | ||||
| تعد عملية التنمية العمرانية للمدن من العمليات الضرورية التي ترعى کيان المدينة في جميع مراحل نموها، لتکفل لها نمواً متوازناً مع نموها الاقتصادي والاجتماعي، ومتوافقاً مع ظروفها البيئية والعمرانية، وإمکاناتها المحلية المتاحة، وهنا تبدو مسألة الحصول على الأرض واستغلال ما يتوفر منها من مساحات لاستيعاب التوسع العمراني وتوفير الإسکان والخدمات لکافة شرائح المجتمع ذات أهمية بالغة في ظل حيازة الأراضي القائمة. لذا يهدف البحث الى تقييم أثر الحيازة على البيئة العمرانية خلال مراحل نمو المدينة وأثرها على عمليات التنمية العمرانية للأراضي مثل الارتقاء الحضري والتجديد الحضري. حيث أثبت البحث ان حيازة الأراضي لها تأثير مباشر على تکوين البيئة العمرانية بالإضافة الى انها تعتبر أحد أهم التحديات التي تواجه عمليات التنمية العمرانية في المدن المصرية. Urban development process for cities, is from the required processes that governing the city entity in all phases of growth, to ensure balanced progress with social and economic growth, and to be compatible with the environmental and urban conditions, besides the available local potentials. Then, the concern of land access and take the advantages of what is available of regions to absorb of urban expansion, then providing housing and services for all society sections, is a great importance under the existing land tenure systems. The research aims to assess the impact of land tenure on the urban environment, through the city's growth phases, and its impact on the Urban Development procedures of the land, such as urban renewal and upgrading. Research proved that land tenure has a direct effect on forming the urban environment, besides it is considered one of the most important challenges that face the Urban Development processes in the Egyptian cities. | ||||
